Free House Lease Maker

Fill in the landlord, the tenant and the house, edit any clause, then print or save as PDF. No sign-up.

A house lease you can edit clause by clause, without a Word file

The house lease here starts with the basic clauses already in place: the term, the rent, the deposit, water and electricity, care and repairs, and handing the house back. Fill in the form and it goes into every place in the lease. Edit any clause you want to change, leave out any you do not use, and add your own at the end.

Choose a Thai-only lease, Thai with English, or English only for a foreign tenant. It works for detached houses, townhouses and twin houses, let by the month or by the year, and you can make as many as you like for free.

How it works

A house lease in four steps

  1. 1

Choose the language of the lease, then enter the landlord's and the tenant's names, ID numbers and addresses.

  2. 2

Enter the house address, the rent, the term, the start date, the deposit and the account for the rent.

  3. 3

Go through the clauses: edit the ones you want to change, untick the ones you do not use, add your own, and list the furniture if there is any.

  4. 4

Print or save as PDF. Print two copies for both parties to sign, or have everyone sign on the phone screen before saving the PDF; anything left empty prints as a dotted line to fill in by hand.

Each signature appears at the end of the lease and on the furniture annex. Then press Print and choose Save as PDF to send it on LINE or by email. This page does not keep signatures: they are gone when you close it, so save the PDF first. You can still print the lease and sign it with a pen instead.

Yes. Enter the address of the house and adjust the clauses to fit. For a condo unit, the condo lease page fits better.
