Return the deposit with a statement that shows the tenant every amount

The deposit is where owner and tenant most often disagree at move-out, because the tenant cannot see what was taken off. The statement made here shows every deduction — unpaid rent, the last month's water and electricity, and damage found at inspection — and the net refund.

How it works

A deposit return in four steps

    Enter the property, the room, the tenant, the move-out date, and the deposit and advance rent you hold.

    Add any unpaid rent and the meter readings on move-out day; the last month's water and electricity are worked out for you.

    Inspect the room item by item. For anything damaged or missing, enter the cost and it comes off the deposit.

    Choose how the refund is paid and have both sides sign, on the screen or on the printout, then send it on LINE as an image, print it, or copy it as text. If the deposit falls short, the slip carries a QR code for the tenant to pay the difference.

About returning a deposit

It is completely free, needs no sign-up, and there is no limit on how many you make.

What you enter: unpaid rent, water and electricity, and the cost of any damage found at inspection. Every line is shown to the tenant with its details.

The statement shows what the tenant still owes. If you add your PromptPay number, it carries a QR code with the exact amount for the tenant to scan and pay.

Yes. The money the tenant paid on moving in is called a deposit by some owners and mat jam by others: enter it as the deposit. If there is advance rent as well, enter it separately; the statement counts both.

The inspection on this page has five areas: the room (walls, floor, door and lock, windows, curtains), furniture (bed, wardrobe, desk and chair), appliances (air conditioner, fan, fridge, TV, water heater, lights and sockets), the bathroom (toilet, basin, shower) and what is handed back (key or key card, air-con remote). Go through it item by item with the tenant on move-out day.

Yes. Every inspected item prints at the end of the same statement, with damaged or missing items in red with their details and cost, so both sides sign one document.

It is a good idea for both sides to sign on inspection day, as a record that you agreed the amount. If you inspect with a phone or tablet, both of you can sign with a finger on the screen: the signatures go on the statement, then send it on LINE as an image or save it as a PDF for both sides. Or print it and sign with a pen.
