A ready lease, without editing a Word file

Many owners download a sample lease as a Word file, then delete the last tenant's name, fix the numbers and redo the layout every time someone moves in. This page works the other way: you fill in only what changes, it goes into every place in the lease, and you print a clean lease ready for both sides to sign.

Every clause is in Thai and English, so the one lease works for Thai and foreign tenants alike. It suits dormitories, apartments, monthly rooms and condo rooms let out, and you can make as many as you like for free.

How it works

A lease in four steps

    Enter the tenant's name, ID card or passport number, and address.

    Enter the room, the rent, the term, the move-in date, the deposit, the utility rates and your bank account.

    Print or save as PDF. Print two copies for both parties to sign, or have everyone sign on the phone screen before saving the PDF; anything you left empty prints as a dotted line to fill in by hand.

About the rental contract

It is completely free, needs no sign-up, and there is no limit on how many leases you make.

It is the standard lease inside the Track My Room app, the one owners who use the software are given. It is bilingual, and it states that the Thai version prevails.

Then press Print and choose Save as PDF to send it on LINE or by email. This page does not keep signatures: they are gone when you close it, so save the PDF first. You can still print the lease and sign it with a pen instead.
