A condo lease you can edit clause by clause, Thai or Thai and English

The condo lease here starts with the basic clauses already in place, including what only a condo needs: common fees, the juristic person's rules, key cards and parking. Fill in the form and it goes into every place in the lease. Edit any clause you want to change, leave out any you do not use, and add your own.

Many condo tenants are foreign, so the lease can be Thai and English in one document, Thai only, or English only. It comes with a furniture and appliance annex, and you can make as many as you like for free.

How it works

A condo lease in four steps

    Choose the language of the lease, then enter the landlord's and the tenant's names, ID or passport numbers and addresses.

    Enter the condominium, the unit, the floor, the rent, the term, the deposit and the account for the rent.

  3. 3

    Go through the clauses: edit the ones you want to change, untick the ones you do not use, add your own, and list the furniture.

    Print or save as PDF. Print two copies for both parties to sign, or have everyone sign on the phone screen before saving the PDF; anything left empty prints as a dotted line to fill in by hand.

About making a condo lease

It is completely free, needs no sign-up, and there is no limit on how many leases you make.

Yes, every clause. Press Edit on the clause and type the new wording. Words in square brackets, such as [rent], are what you typed in the form. To go back to the original wording, press Back to the original.

Yes. Choose Thai and English and every clause has its English beside it in the same document; the tenant fields take a passport number and nationality. When owner and tenant are both foreign, choose English only.

The lease starts with the landlord paying them. If you agree something else with the tenant, edit that clause to match.

Yes. Untick a clause you do not want and the rest are renumbered; press Add a term to put your own at the end of the lease.

There is no Word file, because you can edit the wording right here. A PDF, yes: press Print and choose Save as PDF in your browser's print window, and send it to the tenant on LINE or by email before signing.

Yes. Press Fill with a typical list, then change the names, quantities and condition to match the unit. It prints as an annex with signature lines.

Yes. Under Sign on the screen, the landlord, the tenant and the two witnesses each tap Sign and sign with a finger on the same phone or tablet, one after another. Each signature appears at the end of the lease and on the furniture annex. Then press Print and choose Save as PDF to send it on LINE or by email. This page does not keep signatures: they are gone when you close it, so save the PDF first. You can still print the lease and sign it with a pen instead.
